What is an EPC?
An Energy Performance Certificate (EPC) is a document that provides information about the energy efficiency of a property. It rates the property on a scale from A (very efficient) to G (very inefficient) based on its energy consumption, carbon emissions, and overall energy performance. The assessment is visual only so can only include measures that the assessor is able to photograph within the property or the owner is able to provide evidence of.

Who needs an EPC?
To sell, rent, or apply for certain government funding, your property must have a valid Energy Performance Certificate (EPC). If you already have an EPC but have made significant improvements to your property, it’s a good idea to get a new assessment. This ensures that your property’s enhanced energy efficiency is accurately reflected.
What to do prior to an assessment
Visit the government website to check if your property already has a valid Energy Performance Certificate (EPC). If you’ve made energy improvements that aren’t immediately visible, like insulation beneath the floorboards, be sure to have photographic evidence ready for your assessor. Without this, the improvements can’t be included in the assessment. Also, make sure you know the location of your gas and electric meters.

What to expect on the day
Your assessor will arrive promptly and outline what an Energy Performance Certificate (EPC) is. They will ask you various questions about your property, including the locations of your boiler, water cylinder, gas and electric meters, and whether there is access to the loft. The assessor will need access to every room in your property; without full access, the assessment cannot be completed
What to expect after your assessment
Once your assessment has been completed you will be sent a link via email to your completed EPC which will have been lodged and made available on the government website. If you require a free call back with your assessor to explain the results this can simply be arranged at a time that suits you.
